Luxury is its own universe. Even when the broader market feels choppy, high-end homes can stay competitive because many buyers are cash or have large down payments, which changes the “rate pressure” equation. Nationally, cash buying has been elevated in recent years.

What I tell clients:
Waiting only helps if (a) you’re truly flexible, and (b) you’re seeing a steady flow of homes you’d actually buy. In luxury, the best properties are often unique—you can’t “recreate” the perfect lot, view, privacy buffer, or layout later.
